Long Leasehold.

An advisory client holds a mixed use property, with ground floor retail and a flat above. The long leasehold of the flat restricted use to single dwelling only. We noticed it was being used as a HMO. We entered negotiations with the leaseholder and agreed a significant capital premium for varying the lease, a welcome windfall for our client who had held the asset for years without realising.

Refurbishment.

An advisory client had held a high street retail asset for many years with the same tenant in situ. However, the tenant finally wanted to leave. We negotiated a surrender premium equivalent to the total rent for the remainder of the term, organised a complete refurbishment of the property, including new shop front and secured a new letting to a fantastic tenant at an increased rent.

Purchase.

An execution only client contacted us for a new instruction to advise on the acquisition of a residential investment asset with EWS1 issues, unsure whether to proceed. We enegaged with the freeholder of the building, their surveyors, reported on the risks, arranged a valuation and managed the deal to completion. Months after the property was acquired, the EWS1 form was secured and the property rose in value significantly.

New Lease.

An execution only client was struggling with a difficult rent review. We engaged the client to understand their investment objectives; to maximise capital value ahead of a potential sale. We therefore engaged with the tenant and agreed to regear the lease, providing them a rent free period, which assisted their cashflow, and enabled an increased rent and term to be secured, boosting our clients asset value considerably ahead of sale.

Covid-19.

Our advisory clients had numerous tenants unable to pay their rent during national lockdown in 2020. We guided them on how we should engage their tenants, using the right balance of collaboration and enforcement to maximise rental returns. Our advice meant our clients suffered no tenant failures during this period and prompt agreements on rent deferrals, holidays and repayments.
